Scope and conditions

The following notes clarify how our design services are structured and what you can expect at each stage of the process. These points help avoid misunderstandings before any work begins.

Site analysis and feasibility

Initial assessments are based on the information you provide and a physical inspection where possible. We do not guarantee planning approval; our role is to prepare drawings and documentation that give your application the best chance of success. Local authority requirements vary, and we will advise on what applies to your property.

Design revisions

Each project includes a defined number of revision rounds at concept and detailed design stages. Changes requested after the design has been finalised for construction documentation may incur additional fees. We will always confirm the cost before proceeding with any out-of-scope work.

Contractor coordination

We prepare tender packages and can assist with contractor selection, but we do not act as a general contractor. Construction contracts are signed directly between you and the builder. Our site visits are scheduled at key milestones and are not a substitute for full project management services.

Material selections

Samples and product recommendations are based on availability at the time of specification. Suppliers may discontinue lines or change lead times; we will propose alternatives that match the original intent as closely as possible. Final approval of any substitution rests with you.

Heritage and listed properties

Work on protected structures requires additional approvals and often involves conservation officers. We will flag the constraints early, but the timeline for these projects is harder to predict. Budgets should include a contingency for unexpected findings during renovation.

Payment and invoicing

Fees are invoiced at agreed milestones, typically at project commencement, completion of concept design, and issue of construction documentation. Invoices are payable within 14 days. Work pauses if an invoice remains unpaid beyond 30 days.

These terms are meant to keep the process transparent. If anything here is unclear, we are happy to discuss it during your initial consultation.
